People Incorporated, through its affiliate People Incorporated Housing Group (PIHG), works to address the lack of affordable rental housing for communities through the development of affordable and high-quality multi-family housing development via public and private financing sources.
We use below-market rate loans, tax credits, and other sources of affordable capital to keep development affordable for residents. Our strategy focuses on providing resources and opportunity for economically disadvantaged people to improve their lives and move out of poverty. Access to affordable housing allows families to improve their financial situation and plan for the future.
People Incorporated began affordable housing work in the 1970s with a home weatherization program. Today, we employ a variety of strategies and programs around housing rehabilitation, first-time homebuyer and single-family homeownership, adaptive-reuse projects, housing for the homeless and special populations, elderly housing, foreclosure mitigation programs, and mixed-finance transactions using Low Income Housing Tax Credits (LIHTC).
Our current property portfolio contains 32 affordable housing developments consisting of 1,031 units, all of which are dedicated to low-, very low- and extremely low-income families and individuals.
